Redtail Ridge Innovation District

Redtail Ridge, a 400+ acre parcel of land located between Denver and Boulder, was once home to an expansive Storage Technology Corporation campus. Described as the "crown jewel" and "the best land site in Colorado," the developers sought to demonstrate a best-in-class approach for their sustainability vision. BranchPattern was engaged to craft a sustainability vision and series of commitments that were used to obtain approval from the community.  

Spearheaded by Sterling Bay developers, the project aims to create a dynamic, sustainable space for the surrounding population by dedicating 139 acres — nearly half of the project area — to public land and 58 acres to commercial buildings, including a new hospital and a life sciences campus, all while maintaining a strong commitment to sustainability at its core.

To help achieve these goals and address local concerns, BranchPattern is providing sustainability consulting and planning services, including LEED™ and Fitwel® certifications, both at the site and building levels. By collaborating closely with the development and design teams and engaging with the local community, we are helping to ensure the project aligns with their needs and expectations.

By establishing a comprehensive set of sustainability metrics, the project will:

• Restore over 30% of the development footprint to its natural condition
• Implement a large solar garden to offset energy use
• Pursue aggressive water-saving measures
• Include more than 20 miles of trails, walking paths, and bike routes
• Pursue LEED v4 Silver certification for all projects within the development
• Achieve Fitwel Commercial & Industrial Site certification for the overall site
